Established in 1999, Colleen Coyne Property Research is based on the Gold Coast. Most of our client assignments are in New South Wales (NSW) and Queensland (Qld). Colleen Coyne is the Director of Colleen Coyne Property Research. She has over 40 years' experience in property market research in Australia.
Colleen was previously National Research Director of valuation company Acumentis (previously LandMark White), based in Sydney. Prior to that she was National Research Director of PRD Consulting Services Pty Ltd, based on the Gold Coast (the consulting arm of PRD Realty, now Colliers).
From 2000 to 2007, Colleen was an external consultant to Property Investment Research Pty Ltd (PIR), undertaking evaluations of commercial real estate unlisted trusts and syndicates. This enhanced her understanding of various market sectors, such as child care and self storage, as well as the core commercial property markets.
Colleen started consulting to developer clients at PRD Realty mainly in the residential markets, including subdivisions, apartments, serviced apartments and residential resorts. At Acumentis, she gained valuable experience in commercial and industrial market forecasting, building on the experience with office market forecasting at PRD Realty in the early 1980s.
At Colleen Coyne Property Research, Colleen is supported by two casual assistants: Margaret Robinson, who has a background in property research; and Barbara Parkinson, a long-time assistant who worked with Colleen since the 1980s.
Colleen says: I owe a great deal of my subsequent success to the opportunity I had of working closely with PRD Realty founding directors, Alex McWilliam, Gordon Douglas and Archie Douglas. When I decided to move to Sydney in 1994, after 13 years at PRD, Glen White gave me the chance to move to a new level, working with some of the best professionals in the property industry.
Our long experience across all sectors of the property market gives us a good understanding of:
- property cycles
- factors driving demand
- strategies for successful marketing
Our systematic approach to analysing markets means we have the capacity to enter little-known property markets and compile a detailed picture of the current situation, the potential to create demand for a new project and advise on the likely market positioning and success of a new venture.
Wherever possible, information is collected on the ground in person (although we also source extensive secondary data).
Our Commitment to Our Clients
We will act at all times with integrity and conduct ourselves in a professional manner.
We will endeavour to deliver your report to the agreed deadline.
We will respect the confidentiality of your project (this particularly applies to clients in early planning and site acquisition mode) and any internal processes of your company disclosed to us on a confidential basis.
We are completely independent – if necessary we will tell you the uncomfortable truth that you may not wish to hear. We will express an opinion based on soundly researched factual information, tempered by judgements assisted by our extensive experience as observers of the Australian property market.
