We specialise in data analysis, everything from population growth and population projections by age group to sales by price category, average takings per room night occupied for tourism accommodation and cross-tabulated Census data. We seek to present the analysis of this data in relevant and highly readable graphics.
We have the capacity to take a complex region with historical local government boundaries that do not relate to current settlement patterns (for example the Lower Hunter in NSW) and provide a useful conceptual framework based on an examination of the regional economy, settlement patterns, existing and proposed transport infrastructure and planning documents.
Demand & Supply Studies
For these studies, we source information from primary and secondary sources on the overall market segment and sector (for example commercial offices, integrated small lot houses). We examine trends in historical absorption levels, recent sales and rental figures and patterns, incentives offered, and the current and future supply situation. We use historical demand as a guide to project future scenarios, asking questions such as: Will this new project cater to previously unsatisfied demand, achieving results not easily measured by reference to historical trends?
What the market provides as a matter of course is not always the product that certain market segments actually need. For example low to moderate income groups may not be offered modest houses at suitable prices and rents that they can afford. Needs analyses are also sometimes required in support of retail development applications. With experience in Brisbane City, Logan City, the Scenic Rim and Gladstone City, we have the capacity to prepare needs analyses for developer clients seeking to rezone Rural properties for residential use or to gain retail approvals.
Understanding what your competition is doing can be critical to your understanding of how to market your own product in a busy marketplace. We examine relevant competing projects to profile their market positioning, product mix, features, facilities, pricing, buyer profiles, and absorption rates. This type of information can also be used as a guide to inputs of feasibility studies.
Many of our reports for developer clients take elements of each of the above services in a custom-designed report that goes on to make recommendations in respect of market positioning, target markets, product mix, design features (eg lot sizes, apartment layouts, office/warehouse ratios), desirable facilities, pricing structure and likely absorption rates.
